Booking Terms and Conditions

Please note our terms and conditions before booking your stay. By booking you are accepting these terms and conditions. 

In the following terms and conditions "the owners" are defined as Mr & Mrs Hatton and "the client" is defined as the person booking the cottage at The Rookery who agrees to the following terms and conditions for and on behalf of all of the persons staying at or visiting the booked cottage at The Rookery during the booked holiday period.

Any person making a booking acknowledges and accepts the following terms & conditions:

  • A reservation is only made when the owners have received the client's deposit of £100 and thereafter the owners have confirmed the booking in writing.
  • The deposit paid is accepted as part-payment for the booking. The balance of the amount payable is due two month before the commencement of the client's holiday. No reminder will be sent.
  • If the balance of the cost is not received by the due date the owners shall be entitled to cancel the booking without notice to the client, and without incurring any liability to the client in respect of any loss or damage following such cancellation. The deposit paid will not be refundable.
    Cancellation: Any cancellation made by the client (for whatever reason) shall be made in writing and addressed to the owners.
  • If the cancellation is made two months or more before the due date of commencement of the client's holiday there will be no additional charge but the deposit will be forfeited.
  • If the cancellation is made within two months of the due date of commencement of the client's holiday the whole sum paid and payable by the client for the booking will still be due to the owners. We suggest that clients take out holiday cancellation insurance to cover this risk.
  • While all bookings are accepted in good faith, in the event of it becoming necessary for the owners to alter or cancel a booking the liability of the owners shall be limited either to the offer of alternative accommodation of similar value if available, or the return of the all monies paid. No further liability of the owners to the client will be accepted.
  • In no circumstances can the holiday period booked be exceeded. The letting is a holiday letting and pursuant to Paragraph 9 of Schedule 1 of the Housing Act 1988, it is not and will not become an Assured Tenancy. Possession will be requested at the end of the term booked by the client and confirmed by the owners.
  • In no circumstances can the total number of persons staying at either No. 1 or No. 2 exceed 5 persons. 5 persons is "the permitted maximum" occupancy level. If a pet is staying with you at the property that pet is classed as a person for the purpose of this clause, unless previously agreed with the owners.
  • The owners reserve the right at their discretion to charge the client an additional deposit and initially charge any damage or extra cleaning or excessive use of water or electricity or gas against this deposit. Excessive is defined as 120% or greater usage than the average of such usage for the equivalent period of use by previous clients and residents.
  • The client agrees to take care of the property and promptly report any damage or maintenance required. If any damage is caused during the period of occupancy by the client, the owners reserve the right, at their discretion, to charge the client additional amounts for any damage or extra cleaning that the owner deems necessary to restore the cottage to the condition it was in at the commencement if the booked period. Repair or cleaning costs will be recharged to the client at cost. The client agrees to utilise water, electricity and gas in a reasonable manner, without wastage or excessive use. Excessive use of water or electricity or gas is
    defined as 120% or greater usage than the average of such usage for the equivalent period of use by previous clients and residents.
  • The cottage must be vacated by the specified time (10am) on the day of departure. All keys must be promptly returned to the owners or left at the cottage.
  • The use of all equipment and amenities in the cottage is entirely at the clients risk, as the client hereby acknowledges that no responsibility can be accepted by the owners for personal injury to the client or any of their party, or damage to or loss of belongings of the client or any other person visiting the cottage during the period of the client's occupation.
  • The owners reserve the right to alter these terms and conditions as necessary. Such alterations will be notified to the client wherever possible.
  • The owners reserve the right of entry for their agents and themselves to the cottage at any reasonable time, for the purpose of inspecting or the carrying out of repairs.
  • The owners have compiled the information in the literature, website and other communications about the cottage and The Rookery as accurately as possible at the time the information was prepared. However, from time to time mistakes can occur and facilities may be altered or withdrawn if this proves necessary. Such alterations will be notified to the client wherever possible. The owners cannot accept responsibility if the cottage does not live up to the client's expectations (but we would be very surprised and very disappointed if it didn't !).
  • Clients agree and undertake to leave the cottage, its contents, fixtures, fittings and its surroundings in the condition and location they found them and to take all normal due care and attention to keep the cottage and its contents secure and in the same condition they were at the commencement of the booked period.
  • Clients agree that they will accept full responsibility for any pets visiting the cottages during the period of the client's occupation. Pets should not be left unattended in the cottage at any time and they should not be allowed to go upstairs or to lie on the furniture. Pets should not be allowed to disturb other visitors to the adjacent holiday cottages. Clients agree to clean up after pets visiting the cottage and to ensure that there is no fouling around the cottage.
  • Clients agree that the maximum number of cars they will bring to the cottage at any single point in time will be 2 and that these cars will be parked carefully in the area allocated to the cottage in question having due care and attention to parking spaces reserved for the other cottages.
  • The client's rights to occupy the property for the booked period may be forfeited without compensation or advance notification if more people occupy than the permitted maximum (see Clause above) or activities are undertaken which causes unreasonable wear and tear or damage to the property or disturbance to other visitors to The Rookery.
  • The client undertakes that each and every member of the client's party and each and every visitor to the cottage during the period of the client's occupation will agree with and abide by these terms and conditions.
